What is a Home Inspection?

Simply put, a home inspection is a visual examination of a home's major structure, systems, and components that are readily and safely accessible.

Should I Get a Home Inspection? Why?

Absolutely. While a home inspection is not technically required in a real estate transaction, it is STRONGLY recommended that one be obtained. Surprises can be great sometimes - birthday parties, vacations, or elaborate gifts come to mind - but nobody wants any surprises with their home after they've completed the purchase and moved in. Your home is likely the biggest investment you will ever make, and it only makes sense that you would do whatever you can to make sure that it is safe for you and your family.

I'm Selling My Home. Can I Get One?

Of course! Lots of sellers get a "pre-listing" inspection in order to remain on top of things before going on the market. This allows you to be aware of any problem areas and have them addressed first, which gives your prospective buyers confidence. Or, if you choose to sell the property as-is, you can use the information to set a more-appropriate asking price. This will help to avoid contractual snafus and renegotiations later on. Many buyers will even agree to accept this pre-listing inspection in order to accelerate the process.

What If I'm Not Buying Or Selling?

That's okay! You don't have to be in the market in order to get a home inspection. Many people get periodic 'check-ups' on their homes, just as they do for their bodies. If you've been in your home for a while, you may not be aware of something that may have degraded or is nearing the end of its usefulness, or worse yet, a new problem that has popped up. Just like our bodies, our homes require routine maintenance and care. What better way to know what you're dealing with, and how to address it, than getting a home inspection!

Can I Be There During The Inspection?

A homeowner has every right to be present for an inspection of their home. A buyer in a purchase transaction does as well. We do welcome your presence - it gives us an opportunity to discuss with you what we're finding and go over any areas of concern you may have. However, for safety, liability, and efficiency concerns, we may request that you come in towards the end of the inspection. This will allow us to put all of our efforts into making sure we are providing the most thorough, focused, and safe job that we can. Because that's what you expect.
